To take a property off the market in Spain, the builder requires a reservation fee. This is usually an amount between €6,000 and €9,000.
The notary has a different role than in the Netherlands. At the notary, a power of attorney is drawn up for the lawyer. The lawyer then takes over the entire legal process in close collaboration with us.
A thorough check is carried out to ensure all legal requirements are met, the building permit is in order, and the property is free of debts, etc. The lawyer also often drafts the purchase contract in consultation with the builder.
Furthermore, the lawyer can also assist you in applying for an NIE number (número de identificación de extranjero).
Similar to a purchase in the Netherlands, VAT is paid when buying a new-build property. In Spain, this VAT is 10%. For existing properties, the transfer tax is 8%. Additional costs such as lawyer fees, notary fees, land registry fees, etc., amount to approximately 4% extra.
The total additional costs will therefore be around 14% of the purchase price.
